Wachovia & Realtors

Wachovia is working with Realtors to secure buyers and home listings on behalf of sellers neededing to short sale their homes. Realtors complete the following actions to insure that the short sale process completed.

1.  Realtors are listing homes on behalf of sellers needing to sell because they have exhausted all options to keeping their home because they cannot afford to make the payments or some other situation.

2.  Realtors are working with the home owner to gather the information needed to complete the short sale offering delivered to the Wachovia short sale department at a Wachovia bank location.

3.  Realtors are working with buyers to make sure they are qualified to purchase properties that currently have Wachovia mortgage loans.  The realtor will gather the documentation needed to prove that the buyer is ready, willing and able to purchase the home. 

4.  A Realtor will help to secure purchase contracts on behalf of the buyer and place the transaction into escrow once the Wachovia Short Sale Department has agreed to allowing the property to be  a short sale canidate.  Once in escrow buyer will complete a loan of some sort or pay cash to close.

5.  The Realtor will work with the short sale representative at Wahovia to arrive to the best terms and conditions that benefit all parties to the transaction.

6.  The Realtor will convey the details and conditions needed the the seller to complete a successful escrow and short sale on behalf all parties to the transaction. 

7.  Wachovia is working with other mortgage lenders to resolve subordinate mortgage liens issues to close short sale transactions.  If a home owner has more than 1 mortgage loan, there is a need to negotiate with the 2nd or 3rd trust deed lien holder as a condition to close the short sale transaction.

8.  Home owners may have to participate in a "cash contribution"  towards resolving 1st and 2nd and/or other mortgage liens as a condition to close a short sale transaction.  The Realtor will help to negotiate these conditions to the benefit of all parties to the transaction. 

9.  Working with Wachovia is a pleasurable experience.  They are eager to work with anyone to arrive to a reasonable outcome when it comes to short sale transactions.  Working with other lenders can be difficult and challenging.  So, if the home owner has more than 1 mortgage loan they will have to have patience and the process could take considerably longer.  Having a seasoned Realtor who knows how to get things done is a major plus when it comes to these kind of situations.
