Many Realtors in the market place have no idea what it take to get a short sale approved. Many believe that all they have to do is get a listing contract, place a sign on the property, post the property details on the MLS and market the property until they get an offer from a buyers agent. Finally, just talk to the bank. Well, a lot of extra work is conducted since a complete short sale package has to be compiled and include information about the buyer, seller and property.
We will do the following:
1. Make sure the buyer is fully qualified to purchase the short sale property. We will work with the Realtor and buyer to gather all the needed documents for submission to the short sale lender. We will negotiate the best terms and conditions for a short sale approval. We will assist the Realtor in opening up escrow and make sure the terms of the short sale approval are met for a timely, close.
2. We will work with the seller and the Realtor to make sure all the documents that are needed to obtain a short sale approval are met. We will submit the seller proof of hardhardship to any subordinate lender and to Wachovia or World Savings. We will negotiate with any subordinate lender to obtain a short sale approval. Once approved, we will work with both the 1st mortgage lender and the subordinate lender(s) to complete a timely closing.
